Process

How an engagement runs

From first enquiry to completion report — what we need from you, what we issue, and when.

  1. 01

    Scope & assessment

    You send the site address and the scope you have in mind. We assess elevations, height, surface types, ground access, airspace classification and surrounding sensitivities.

    Most sites can be scoped from aerial imagery, drawings and photographs without an attendance fee. Complex or multi-building sites may warrant a site walk, which we will tell you before charging for.

    Typical turnaround: 1–2 business days from enquiry.

  2. 02

    Proposal & documentation

    You receive fixed pricing against a defined scope, with methodology, program, site-specific SWMS, insurance certificates of currency and Safety Data Sheets for the products proposed.

    The pack is written to be forwarded — into a tender submission, a body corporate committee paper, or a facilities manager's approval process — without you having to reformat or chase attachments.

    Formal processes: RFQ, RFT and EOI responses addressed against stated evaluation criteria.

  3. 03

    Pre-mobilisation

    Airspace authorisations obtained where required. Site induction and contractor management onboarding completed. Works scheduled around occupancy, trading hours, production windows or term breaks.

    Building management, tenants and neighbouring occupants are notified in writing where the works are close to a boundary or a shared area.

  4. 04

    Delivery

    Ground equipment is established and a ground exclusion zone set beneath the work area. A remote pilot flies the aircraft while a dedicated observer maintains watch on the aircraft and the area below.

    Soft-wash solution is applied in overlapping passes at a controlled standoff distance, then rinsed. Dwell time and chemistry do the work — not pressure — which is what makes the method safe on sealed joints, coatings and aged substrates.

  5. 05

    Completion & reporting

    The site is packed down completely, and you receive a photographic completion report covering every treated elevation, together with any condition observations recorded during the works — flashing, seals, corrosion, blocked outlets or encroaching vegetation.

    For portfolio programs, reporting is consolidated into a single document set per cycle rather than per visit.

What we need from you

Keeping mobilisation efficient comes down to a short list.

  • Site address and a nominated site contact
  • Access to a ground set-up area within reach of the elevation
  • Water supply on site, or notice that we should bring our own
  • Any site induction or permit requirements, in advance
  • Notice of sensitive operations nearby — helipads, air handling intakes, outdoor dining
  • Confirmation that windows and roof penetrations are closed on the day

Questions we are commonly asked

How does this affect our work-at-height obligations? +

The works are conducted entirely from ground level, so no person is exposed to a fall hazard during the cleaning task. In hierarchy-of-controls terms this is elimination rather than minimisation. It does not remove your broader duties as a PCBU, but it does remove this particular exposure from the activity — and our SWMS documents the residual risks that remain, principally overflight and ground exclusion.

Can you work on an occupied or trading site? +

Yes — it is one of the main reasons clients engage us. There is no scaffold erection period, no EWP occupying car parking or footpath, and no loss of trading frontage. We establish a modest ground exclusion zone that moves with the work, and schedule around peak occupancy, trading hours or student movement as required.

What documentation do you provide for our records? +

Before works: site-specific SWMS, risk assessment, insurance certificates of currency and Safety Data Sheets. After works: a photographic completion report per elevation, with condition observations. Additional documentation for prequalification or contractor management systems is provided on request. See Compliance for the full list.

Are there airspace restrictions that would stop the works? +

Parts of the Gold Coast and inner Brisbane sit within controlled airspace or close to aerodromes and hospital helipads, which can require authorisation or, occasionally, rule the method out. We assess this at scoping — before you commit to anything — and will tell you plainly if a site cannot be flown.

What happens if weather prevents the works? +

Wind, rain and visibility limits are set before the flight. If conditions fall outside them we reschedule at no cost, and we will not attempt a partial job to hold a booking. For programmed works we build weather contingency into the schedule so a reschedule does not push out the whole cycle.

How do you handle multi-site portfolios? +

As a program rather than a series of separate jobs. Cleaning intervals are set per asset based on aspect and exposure, pricing is fixed for the cycle so it can be budgeted, and reporting and invoicing are consolidated. Most portfolio clients start with a pilot on two or three representative sites before committing the full estate.
